Please be advised that we have updated our membership forms. All current and new members must fill out the updated form and send it to the following address:

Bulk trash pickup and membership forms have been mailed!  If your association did not receive them, they are accessible here: Bulk Trash Form 2012. Guidelines for bulk trash pickup can be found here: Bulk Trash guidelines. Both forms are in PDF format.

The bulk trash pickup form must be returned to Mistie Powell by June 22nd for your association to participate.

The preferred vendor list is available upon request.   It is a “work in progress” so please continue to send your suggestions so that they can be added to the list.

April News and Updates

Our next meeting is Saturday, April 14th at 9:00am.  Robert Pacelli, attorney at Zeldes, Needle & Cooper, will be discussing how associations should now be incorporating the CIOA amendments into their respective documents.  Please encourage all of your board members to attend.

The garbage rebate information has been sent out.  If your association did not receive any information you need to contact Ariane Swift, the City Accountant, at 203-783-3222.

For those of you that did not attend the CAI-CT Condo/HOA Conference & Expo on Saturday, March 10th , you can find the education session handouts on CAI-CT’s website www.caict.org – click on “Conference and Expo” on the left hand side of the page.

Bulk trash pick up will be Wednesday, June 27th.  The bulk trash form along with the MCCA membership information will be going out in the mail soon.

Our next meeting will be Saturday, April 14th.  We are fortunate to have Robert Pacelli, Attorney at Zeldes, Needle & Cooper as our speaker.  He will be discussing how associations should now be incorporating the CIOA amendments into their respective documents.  Please encourage your board members to attend.

If you are attending the CAI-CT Condo/HOA Conference &Expo on Saturday, March 10th at AquaTurf, MCCA will reimburse one person from each association $20 towards the admission fee. In order to receive the reimbursement you will need to provide proof (name tag or receipt) that you did attend the conference.

Garbage rebate information has been sent out – check your mail or with your management company.

The bulk pick up date hasn’t been determined yet.

Also remember, MCCA meetings are not for board members only, unit owners are always welcome!

Garbage Rebate Information (Updates)

Mayor Blake’s office has informed MCCA that the condominium trash and recycling reimbursement (a.k.a. the garbage rebate) letters will be going out by the end of this month.   This will allow the City Accounting Department to process the reimbursements before their busy time starts in April.

Please make sure your association knows of the change and that they should be on the lookout for the information in the mail.

Important MCCA Changes and Updates

At our February 11th meeting some important matters were discussed and voted on.

Our meetings will now be held every other month.    The next meeting will be Saturday, April 14th.

As you know the CAI-CT Annual Conference/Expo is March 10th at Aqua Turf.   The cost is $20.00 for CAI members and $35 for non-members.    Our MCCA members voted that MCCA will reimburse one person from each association $20 towards the admission fee.  In order to receive the reimbursement you will need to provide proof (name tag or receipt) that you did attend the conference.  To register and learn more about the event you should go to CAI-CT’s website at www.caict.org.

Remember that in accordance of CT State Statute 47-270 (e) your association must file with the Milford City Clerk the names and mailing addresses of your board members as well as the name of the person who handles your resale packages.  New this year is a $53 filing fee you are required to pay as the information is recorded onto the city land records.  If you have any questions, feel free to call the Milford City Clerk at 203-783-3210 – they are always happy to answer any questions you may have.

February 2012 News and Updates

For anyone who was unable to attend our January 14th meeting, we do have some extra copies of the reserve analysis presentation that David Chesky of The Falcon Group gave.   It’s jam-packed full of information!  Simply let us know if you’d like a copy.

Realizing that everyone does not receive Common Interest magazine, here is a great article on Condo/HOA governance from the December 2011 issue: Understanding the Government of a Community Association

Our meeting with Mayor Blake is scheduled for February 7th.  Our agenda will include our trash rebate.  Even though it is a city ordinance, we want to make sure that we are going to be getting back the same amount of money we have in the past.  We will also discuss hydrant maintenance.   For the past 2 years the Milford Fire Department has performed maintenance checks on all condominium hydrants saving each association the $25.00 maintenance fee.   We want to make sure that this remains the same.

MCCA’s next meeting will be January 14, 2012.  Our featured speaker will be David Chesky, Senior Vice President at The Falcon Group.   He will educate us, and answer our questions, regarding Capital Reserve Fund Analysis.  You can learn more about The Falcon Group at  www.falconengineering.com

MCCA wishes to thank the mayoral candidates for participating in our October 8th debate.  We wish them all good luck come Election Day.

Don’t forget, our next meeting is on November 12th.    We do not have a speaker for the meeting.   Please come with some ideas for speakers or some specific topics that you would like for us to discuss.

Mayoral Debate Set for October 8

The Milford Coalition of Condominiums Association (MCCA) is proud to announce that they will be host to a debate between mayoral candidates Ben Blake (D), Bernard “Bob” Joy, Jr. (R) and Rocco Frank (I) in the clubhouse of Southwind Village Condominiums on October 8, 2011 at 9 A.M.

The candidates will each be given 5 questions, predetermined by the members of MCCA, prior to the debate and each will have a two-minute opening and closing statement. The topics and issues debated will relate to condominium ownership in Milford.

Joy, a real estate agent and first-term alderman is looking to continue the GOP hold of City Hall after current mayor James L. Richetelli, Jr. wraps up a decade of service in November. Joy is the son of the late Probate Judge Bob Joy, who served for over 30 years. Blake, a Democrat who has completed his forth term on the Board of Alderman is the son of Bruce Blake, who recently retired as principal of The Academy, Milford’s alternative high school. Frank is the independent party’s candidate.

The coalition, founded in 1992, is currently made up of over 50 condominium and homeowner associations in Milford.   Coalition meetings are held on the 2nd Saturday of each month and provide an open forum for members to discuss common problems and issues.  MCCA has been host to other mayoral and aldermen debates in previous years.  When asked about this year’s debate, Coalition president Mistie Powell said, “I am thrilled that all three candidates were so eager to participate.  We encourage all condominium owners within the city of Milford to attend.   I think we can all look forward to a lively debate”.
