Jeanne opened meeting at 8:52 am Minutes
for December meeting were passed out and a motion was made by Lynda to accept and seconded by Jim Moran.
Treasurer’s report: Lynda reported the total income was $900 from January, 2009 to December
2009. A profit and loss statement was handed out. This will be the report used for tax
purposes. She reported that there are 36 paid members. She also reported that there
is almost $5000 in the bank account. The expenses for the past year totaled $748.30 for contract service
(website), operations, and gift cert. for webmaster.
Jeanne brought
up the idea that MCCA would consider paying the fee for the CAI Trade Show for any member that is up-to-date on their dues
for MCCA. This is being considered because of the substantial bank balance. She stated
that if this were done, Lynda will have a form that can be used by any member who wishes to attend and the registration would
be done by her. Jeanne pointed out that there are sessions at the Trade Show presented by attorneys regarding the new state
statutes. Self managed condos would benefit from these sessions. There was
a motion from the floor to allow only one person from a member condo to have their registration fee paid for by MCCA.
This motion was discussed and then a motion to amend it was made to allow two people from each condo with a total of
70. All others would be on a wait-and-see basis. The motion was accepted with
the amendment seconded by Lynda and unanimously accepted by all present.
Jeanne
will check to see if a fee will be charged for MCCA members. In the past, there was no fee charged for
MCCA members.
Suggestion from floor that a note be placed in local newspapers regarding the February
meeting indicating that the CAI Trade Show in New Haven will be discussed and that the fee will be subsidized by MCCA for
paid members.
Jim Moran offered a statement that
any condo that may be on a State Road, that if maintenance is necessary to a sidewalk or curbing, etc..that there are many
requirements by the State and City even though the Condo owns the sidewalk.
Jeanne asked if it would be necessary to meet with the mayor this time of year?
Phil said that since the budget for next fiscal year is being worked on at this time, it would be a good idea.
Items for discussion with the mayor are:
- Fire
hydrants on condo property could be added into the city hydrants for a lower fee and then condo would reimburse city
at lower rate/or the city may pick up the cost.
- Bulk
trash status, will it be 2 pickups or 1 or none.
People
interested in attending the meeting were Phil Fulco, Misty Powell, Lynda Smith-Tellier and a rep. from South Wind Village.
Kathy from Foxwood pointed out that Fannie Mae and Freddie Mac is insisting that condos need to have
a Fidelity Bond to cover anyone who handles money for the condo. Also, the insurance policy now has to
cover a terrorist attack.
Discussion
from floor on how to handle an owner who would harass the executive board on a regular basis. It was suggested
that MCCA have any attorney speak at a regular meeting on this matter.
